Three fantastic holiday properties, the main barn and its two separate cottages and their grounds are offered exclusively to you for the duration of your stay. In the heart of the Kent countryside, it is the perfect place to create memories with friends and family, but with the opportunity to enjoy your own spaces.

The main barn is an outstanding barn conversion, set in the grounds of Cloth Hall, a 15th C timber house and has been transformed into a modern space full of vibrancy and elegance, yet retaining its grand features. It boasts three double bedrooms, all with en-suite shower rooms, with the addition of a Catchpole & Rye roll top bath in the bedroom. Downstairs, huge windows flood the spacious open plan living area with natural light, it also features a wood burner and the large stylish and functional kitchen area has all you need to entertain. All ten guests can be seated around the main dining table.

Next door is your first cottage, which has been lovingly converted into a stunning retreat for two, styled with every attention to detail, offering a super king-size bed, a luxury spa bathroom and a large comfy sofa right in front of a wood burning stove.

Next door again the second cottage, our little nook, offers luxurious studio accommodation that's been ingeniously and sympathetically modernised. The parquet flooring has been up-cycled from Cloth Hall and is now warm underfoot. The modern kitchen with its cast concrete worktops and state of the art wet room surround a comfy king-size bed.

Hot tub:
The use of the hot tub is exclusive to you and your party for the duration of your stay, you can use it an at time but please do be mindful of our quite hours (between 11pm and 8am), so you don't disturb our neighbours.

Swimming Pool:
During the summer months (typically early may to late September - weather permitting) guests have exclusive use of the outdoor heated swimming pool, 9am - 4pm. Pool towels are provided.

Cabana
There is also a cabana, just next to the pool - it includes outdoor dining furniture, a large hammock bed, shade and refrigeration! There is also a toilet and shower room for your convenience.

Firepit
There is also a shared firepit, situated in the gardens that can be used by guests for evening warmth and a BBQ. Fixed BBQs are also situated outside the main barn and the first cottage.

Parking: You have private allocated parking space for four cars close to the properties. We can accommodate one more car if necessary although please ask for instructions as to where to park it.

We offer unlimited WiFi, with up to 70mb throughout all three properties.

The Finer Details

Guests have full access to all three properties, the guest garden areas including fire pit, plus private spaces outside all of the properties with garden furniture provided and a couple of BBQ areas (utensils provided).
Guests also have exclusive access to the heated outdoor swimming pool and pool house, where you can set up breakfast/lunch between 9am and 4pm weekdays and 9am and midday at weekends. If you would like to extend these weekend hours, we can do so by arrangement with the owners (as this is their time to use it) and assuming they are in agreement at an additional charge of £50 per day.
Guests are able to use the hot tub which is directly outside the largest property and there are no time restrictions (although please adhere to our quiet hours (11pm to 8am).
Use of hot tub, pool house and swimming pool during the hours set out above is all included in the price of your stay.

Smarden

Smarden:

Smarden is a small picturesque village, often called the 'loveliest village in Kent' and after a visit, you'll know why as it is a beautiful Kentish weavers' village with around 200 buildings of architectural and historical note. You'll find three pubs within walking distance, a butchers, a vintage shop and an art gallery. 3.5 miles away is the town of Headcorn where larger shops and a mainline train station can be found.

Close by guests can explore Sissinghurst Castle and Gardens, Leeds Castle and Bodiam Castle. There is a golf club close by at Chart Hills and fishing lakes at Cackle Hill. Historic Rye is 19 miles away, Camber Sands is just a few miles further along the coast.

The Kent and East Sussex Railway is in Tenterden, which is known as the Jewel in the Weald locally, with lots of independent shops, restaurants, cafes and pubs. There are vineyard tours and tastings at Chapel Down in Small Hythe, near Tenterden and Hush Heath Winery in Staplehurst.
